Admiral Park: Guernsey’s premier commercial development

Initiated in 2013, this landmark project in Guernsey’s business community underwent several design iterations before reaching its final vision in late 2018.

After years of meticulous planning and refinement, planning approval for the final element was secured in March 2019.

During the design process, the needs of the business community were at the forefront of our minds, so a key component of Admiral Park’s development was the extensive off-site traffic mitigation works, including the realignment of Elizabeth Avenue to improve accessibility. We also created a multistorey car park with 700 spaces (to further enhance the convenience and functionality of the site.

This commitment ensures that Admiral Park meets the highest standards in sustainable design, promoting the well-being of its occupants while protecting natural resources and integrating seamlessly with its surroundings.

The development includes Guernsey’s first 100-bedroom Premier Inn hotel, complete with a restaurant and bar to accommodate business commuters and leisure visitors alike and provide a relaxing dining experience.


The Park Plaza building, housing offices such as Julius Baer, offers 30,000 sq. ft. of floor space, designed to provide staff with a modern workplace that enhances their wellbeing; the office has breakout areas to encourage collaboration, self-contained pods for focused working, and sit-stand desks for physical comfort. There is also a state-of-the-art gym for staff to use and a staff hub which is light, modern and welcoming.

The introduction of Good Rebel, a 2,700 sq. ft. restaurant, brought a fresh culinary option to the area, adding to the vibrant atmosphere of Admiral Park.


Phase 2 of the project came in the form of Plaza House - This project, delivered for our client Comprop CI Ltd, represents a £40 million private investment that enhances the island’s commercial landscape and supports the local construction industry.


The completed development features a striking 6-storey building, offering 66,500 sq. ft. of prime office space at the heart of Admiral Park.


We’ve incorporated 64 dedicated secure covered cycle spaces and completed the car park, alongside amenity areas that include a petanque court, creating an inviting environment for both tenants and visitors.


Sustainability was a core focus throughout the entire project, and we are proud to have achieved BREEAM accreditation. This commitment ensures that Admiral Park meets the highest standards in sustainable design, promoting the well-being of its occupants while protecting natural resources and integrating seamlessly with its surroundings.


Our Project Director, Andy Merrett, said: “We have strived to create a characterful design that is harmonious with its surroundings while maintaining a strong individual identity.”

The building, finished in natural stone, glass, and steel, features expansive glazing that allows for a bright and welcoming internal environment for tenants.
