Next, we review your project scope in detail, setting out a clear plan and transparent fee structure to ensure alignment before moving into the feasibility stage. Drawing on our broad experience across multiple sectors, we apply our expertise to refine your vision. Your brief will capture essential details like spatial needs, design goals, budget, and timeline to guide the project efficiently.

Concept Design Development
In the Concept Design Development stage, we explore ideas through sketches, 3D models, CAD drawings, or physical models, depending on what best communicates the vision. These concepts focus on scale, massing, context, construction methods, and materials. At the end of this stage, we deliver a concept document that aligns with the brief and supports pre-application advice. This is also when many clients seek additional input on cost feasibility and market suitability before progressing to the Planning stage.

Planning Proposals & Design Development
Once the design meets your requirements and has received Pre-Application Planning advice, we’ll prepare the full planning application. This typically includes plans, sections, elevations, and 3D models to clearly explain the proposal. In some cases, additional documents like a Development Framework, Waste Management Plan, or Sustainability Statement may be required. We can also assist with specialist input on topics like noise, traffic, and environmental studies. The planning decision typically takes 12-16 weeks, though this may vary depending on the complexity and any requested amendments.

Building Control
After obtaining Planning Permission, we develop the technical design to meet Guernsey’s building regulations. This stage often involves appointing additional consultants, such as structural and services engineers, to ensure a comprehensive approach. Key aspects include foundation design, structure, drainage, weatherproofing, and sustainable building fabric. Once the drawings and specifications are ready, they are submitted to Building Control, with approval typically received within 8-10 weeks, subject to statutory fees.

Technical Design Development & Tender Stage
Next, we refine the design details to ensure accurate pricing and construction. This includes working drawings, construction details, product specifications, and room schedules. Lovell Ozanne is known for producing reliable technical information, especially for complex projects. We also advise on selecting the appropriate building contract. Once tenders are received, we assist with reviewing bids, interviewing contractors, and negotiating the final contract to move forward.

Contract Advice & Works On Site
Once tenders are received, we review and advise on the best way forward, including tender reports, contractor interviews, and contract negotiations. For most projects, we recommend a quantity surveyor for financial oversight.
Following this, the contract is now set, and we manage administration, organising regular site meetings, addressing contractor queries, and issuing Architect’s Instructions for any changes. We also certify monthly payments and help discharge any Planning or Building Control conditions to ensure compliance through to project completion.

Handover
Once we reach the Handover stage, we coordinate with you and the contractor for a smooth transition, handling commissioning, final sign-offs, and Operation and Maintenance (O&M) manual delivery. If we're overseeing contract administration, we issue the Final Certificate and assist in addressing any defects.
